Insurance Valuations
Our assessments comply with the State Law under the Subdivision Act 1988 and Owners Corporations Act 2006 together with current insurance company policy coverage.
Our valuations make recommendations for
  • Reinstatement and replacement of all building and improvements, occupational structures, common area facilities, driveways, landscaping and fencing, to meet Town Planning Permit requirements.
  • Debris removal, site clean up, safety and security provisions.
  • A realistic inflationary factor applicable to the property - normally 24 months, but for larger or unusual properties a longer period may be necessary
  • Provision for alternative emergency accommodation/rent loss
  • On request, further valuation advice can be provided in regard to Catastrophe, Chattels and Plant and Equipment associated with the Owners Corporation.
Entitlement & Liability
It may be necessary to make changes and reallocate the Entitlement and/or the Liability points in accordance with Section 33 of the Subdivision Act.
We have had extensive first hand experience acting for many clients in providing such advice. This has involved liaising with lawyers and in some instances, having to appear before VCAT and the Courts.
Reasons for having points changed include:
  • Inappropriate initial distributions of points per Unit Lot
  • Building extensions
  • Redevelopment
  • Lifts installed
  • Change of use:
    • mixed use developments
    • warehouse office/residential conversion
    • lot consolidations
